Walton Hall Estate and Golf Course for sale
HLL Humberts Leisure, the property specialists to the golf and golf hotel industries, has been instructed by
Warrington Borough Council to market Walton Hall Estate and Walton Hall Golf Course, Cheshire. This rare
business opportunity, based on an historic estate located between Liverpool and Manchester with ready access to
the local motorways network, offers the chance to create a major regional visitor destination comprising a high quality
golf hotel and hospitality / conference venue along with a wide range of supporting activities. The Estate currently
attracts some 500,000 visitors per annum.
Walton Hall Estate and Walton Hall Golf Course extend to c. 79 hectares (196 acres) situated on the outskirts of
Warrington. The key components of the Estate include: the historic Walton Hall conference and function centre (with
hotel potential); formal gardens and parkland (open to the public); the renowned Walton Hall 18 hole 6,800 yard (par
72) golf course and clubhouse; a range of estate outbuildings (with alternative use / development potential); with a
zoo, play area and outdoor recreational facilities. Initial expressions of interest in the refurbishment / redevelopment of the property and the subsequent operation of
the business are invited by 17th July 2009. Proposals will be considered for the Estate as a whole, or for its individual
components, with enabling development considered if this secures the preservation of this historic asset. One of
Warrington Borough Council’s primary objectives is to secure the Estate’s long term sustainability, whilst retaining
continued public access to the park and gardens. The marketing is being handled by Ben Allen BSc (Hons) MRICS at HLL Humberts Leisure. Ben Allen said‘Warrington Borough Council is keen to promote a partnership approach to the future development and
management of the Estate. A joint venture, partnership, landlord and tenant relationship or similar structure will be
considered, with proposals considered on their merits. Warrington Borough Council’s ultimate aim is for the Estate
to be self-funding. However, the Council would prefer to see a range of uses at the Estate that enhance the existing
facilities for the continued enjoyment of the public - this may not necessarily equate to the most financially
advantageous offer.
