Landmark new resort in Turkey
Turkey’s first ever residential golf development could spell a new breed of golf tourists.
The perfect golfing trip to Turkey no longer has to include living out of a suitcase in an expensive hotel.
In fact golfing in the popular tourist destination could now pay off in dividends after the go-ahead was
given for the country’s first ever residential golf development.
2,000 luxury villas and apartments are to be built around an 18-hole USGA standard golf course in the
thriving coastal town of Kusadasi – an area that has seen huge growth in recent years. The five-star
facility overlooks a national park and is five minutes from one of Kusadasi’s seven beaches.
Although the site is not due for completion until 2010 – it already has British property investors flocking
to the region. One of the leading agents in the area, Premium Overseas Property (POP), has started
selling luxury apartments on the plot, starting from £54,000. POP has seen interest in the development
rocket in recent months.
“Kusadasi has become incredibly popular with investors, even more so now that the golf development is
being built” says Sedat Ozdemir, managing director of POP. “In the last three months alone we’ve seen
a 15 per cent increase in British people enquiring about buying in or around the town.”
One such person is Jeremy Horne. Despite being first time buyers, Jeremy and his girlfriend Adrianna
could not let the investment opportunity pass them by.
“At the moment it’s the only chance in Turkey to have a golf course right on your doorstep. That's a
unique selling point” Says 34-year-old Jeremy, “Add to that the breathtaking valley views over a national
park. To me this investment offers year-round rental potential – that was important to me as I didn't
want a place that would sit empty during winter.”
With plans for tournaments at the Kusadasi International Golf Resort, Jeremy and Adrianna will almost
certainly see their estimated 10 per cent yearly rental return rise even further.
Facilities at the 5-star Kusadasi International Golf resort include communal pools, spa, Turkish baths, a
health centre, a supermarket, numerous sporting facilities, and round the clock security. Home owners
have a discounted membership for the golf course. But the icing on the cake is the low maintenance
fees. Ranging from £55 - £75 a month. The fees are kept so low because the golf course is self-funded.
Once complete the complex will have golf tourists gravitating to the town, but they won’t be the only
ones. Turkey is now the fastest growing holiday destination (Thomas Cook, August 2008) and areas like
Kusadasi are benefiting from the boom. Property prices in Kusadasi have shot up 30 per cent in the last
two years. And dozens of new developments are sprouting up to meet demand for holiday villas and
apartments.
The town’s unspoilt charm and busy port attracts a million people every summer. Kusadasi boasts 27
kilometres of golden sandy beaches and is a popular stop-off point for cruise ships - 700 ships will stop
off in Kusadasi this year. Dozens of hotels, shops, bars and the largest aqua park in Europe, means it
caters for young holidaymakers and families alike.
“We’re very excited about Kusadasi” insists Sedat “It’s a lot more affordable than other towns on the
Aegean coast and much closer to Izmir International airport. There’s probably no better time to buy in
the area because it’s going to see even more growth in the next 12 months.”
